First, we will discuss the key details with no obligation.
We will prepare a report including a market price analysis and a recommended asking price. A price that is too high can lead to a significantly worse sales result. It is worth critically analyzing comparable properties here.
You will begin by gathering the documents necessary for the sale. We can request the mandatory technical diagnostics for you and assist with any other missing documentation (e.g., from the building authority).
We work exclusively on a sole agency basis. However, we offer a contract term of just two months, with a tacit renewal of one month at a time. This keeps you flexible and allows you to test our services.
We will conduct a professional photo shoot of your property, potentially including drone footage and video. Please remove personal items if possible.
In consultation with you, the property brochure will be created in multiple languages.
We recommend first offering the property discreetly to registered clients in our database. If there is sufficient demand, the asking price is confirmed. If there is no demand at all, the price is too high and must be adjusted.
After 14 days off-market, your listing will be published across all major portals. Our goal is to achieve maximum reach, and we invest heavily to make this possible for our clients. You can find a list of these portals below.
Viewings begin, and we will provide you with regular feedback on progress and activity.
We frequently cooperate with our partners in the region. If your property does not generate the desired demand, we specifically approach other real estate agents who then also check their client databases. This gives you access to the clients of all agencies while keeping us as your sole point of contact. If a sale occurs involving another agency, we share our commission. There are no additional costs for you.
Submission of a verbal purchase offer and price negotiations. Once an agreement is reached: submission of the written offer with a digital signature. As soon as you accept the offer in writing, the property is reserved.
The first notarization takes place approximately 1-4 weeks after the offer. We recommend that you travel for this appointment, although it is also possible to do it remotely. We work with several German-speaking notaries, but the contract itself is in French.
The buyer pays the deposit (5-10% of the purchase price) into the notary's escrow account a few days after notarization; the notary will confirm receipt of the funds to you.
The buyer has the right to withdraw from the sale within 10 days of notarization without giving any reason. They do not lose their deposit. Should they wish to withdraw after this period, they would forfeit the 10% deposit to you.
A period of approximately 2-3 months for all notarial checks, deadlines, and registrations, e.g., checking for any potential right of first refusal by the municipality, clearing encumbrances from the land register, and waiting for any loan approval for the buyer.
As soon as the notary informs us that all registrations are complete, the buyer is requested to pay the purchase price into the notary's escrow account. The final notarization only takes place once receipt of payment has been confirmed.
Joint inspection of the property one day before the final notarization, recording of meter readings, clarification of any final questions, etc.
Second notarization: final deed of sale and handover of keys. No further changes to the contract are possible. Please bring your German bank details in paper form (e.g., a bank statement showing your name and address, as well as your IBAN) so that the notary can transfer the purchase price to you in Germany.

Yes, price negotiations are currently common. However, it is important to set the asking price realistically: those who start too high to leave room for negotiation lose the first and often best prospective buyers. Avoid the 'salami tactic' of reducing the price slice by slice!
When selling a holiday property in France, capital gains tax is generally levied on the profit (plus-value). As an EU citizen, you pay 19% income tax plus social security contributions; higher rates apply to non-EU citizens. The tax is completely waived only after 22 years of ownership, and social security contributions after 30 years. We recommend consulting an advisor specializing in international tax law. More information can also be found in our blog section.
A 'buyer's market' has developed. It's a good time to buy, as buyers can often negotiate prices significantly. For sellers, it is more important than ever to hire a professional.

Number of annual real estate transactions 2016-2025

After the record year of 2021 (1,177,000 transactions), a massive slump followed: In 2023, the market plummeted by -23% to 869,000, followed by a further decline to 780,000 in 2024 — the lowest level since 2015. The recovery in 2025, with ~945,000 (+11% compared to 2024), shows a clear turnaround.
Because the 2026 market is not the 2021 market. We are still in a buyer's market. This means: Supply exceeds demand, buyers have a real choice — and they exercise it with increasing care and patience. Thanks to the internet, buyers are extremely well-informed!
Numerous properties that were valued too ambitiously during the crisis period remain unsold to this day. They are stuck on the market — without viewings, without offers, without movement.
What many sellers underestimate: This is no coincidence, but a psychological pattern. Nobody wants to buy what others clearly don't want. A property that has been listed for months sends a silent signal — and this signal is difficult to reverse.
A late price reduction often no longer helps. The damage has already been done by then: The property has lost its reputation before it even had a fair chance.
The solution is simpler than it sounds: a realistic initial price that corresponds to the actual market. Not your desired price. Not the 2021 price. The price that attracts buyers today — and enables a clean, swift sale.
We will provide you with a free, realistic market valuation, based on actual sales figures in your area, not asking prices from the internet.
Your property has been on the market for months, but there are no viewings? Usually, it's due to one of the following four reasons. The good news: Each of them can be resolved.
You may have hired multiple agencies to increase your chances. It’s understandable, but counterproductive. With a non-exclusive listing (mandat simple), no agent knows for sure if their work will be rewarded. Consequently, your property drops to the bottom of their priority list. Many agencies accept these mandates anyway just to pad their portfolios or to use your listing to attract leads for other properties. Instead of boosting your chances of a sale, you achieve the exact opposite.
Feel free to compare several agents before making your decision. However, once you choose, work exclusively with just one agency. Grant an exclusive mandate (mandat exclusif) with a short initial term of one month, renewable monthly. This keeps the agent motivated while ensuring you remain flexible.
You don't want to give your house away—that goes without saying. However, an inflated asking price is the most common reason why properties in our region remain unsold even after two years. Today, buyers can compare dozens of properties online in just a few minutes. If you start too high, you will simply be overlooked.
Do you think the agents' market valuation is too low? We can discreetly test a higher price with our internal client database first. If there is no response, we will adjust it together before the property goes public. This helps you avoid the most damaging scenario: a property that is listed at a high price, has to be reduced later, and permanently loses its appeal.
If your property is listed by five different agents on the same platform, potentially with different prices and photos, it scares off buyers. It signals that someone is desperate to sell. Periodic price hikes only reinforce this impression.
The most effective approach is an exclusive listing with a unified presentation. If you still prefer to work with multiple agents, contractually divide the sales channels to ensure no duplicate listings appear.
No property is perfect. The garage isn't in the land registry, the pool is larger than the building permit allows, or the septic tank isn't up to code. If such issues only surface once an offer is on the table, the sale can fall through at the last minute—especially with international buyers who may be unsettled by these surprises. Using touched-up photos and misleading descriptions only makes the problem worse instead of solving it.
Be open with us. We will obtain the necessary appraisals and cost estimates in advance. For unpermitted structures, we work with an experienced architect who can assess whether retroactive approval is possible and what it would cost. This way, the buyer knows exactly where they stand from the start. It builds trust and protects you from deals falling through.
Do any of these points sound familiar? Schedule a no-obligation consultation. Together, we will analyze the challenges with your property and show you a concrete path to a successful sale.
