Wie läuft der Verkauf ab?

1. Unverbindliches Beratungsgespräch

Wir besprechen erstmal ganz unverbindlich die Eckdaten

2. Ermittlung eines realistischen Marktpreises

Wir erstellen einen Rapport mit einer Marktpreisanalyse und dem Vorschlag des
Angebotspreises. Ein zu hoher Preis kann zu einem gravierend schlechteren 
 Verkaufsresultat führen. Es lohnt sich hier Vergleichsobjekte kritisch zu analysieren.

3. Sammeln der Verkaufsunterlagen

Sie beginnen damit die Dokumente, die für den Verkauf notwendig sind, zu sammeln. Wir können das Pflichtgutachten (Diagnostics techniques) für Sie anfragen und auch bei 
weiteren fehlenden Unterlagen für Sie tätig werden (zb. beim Bauamt).

4. Erstellung des Mandates

Wir arbeiten ausschließlich mit exklusiven Mandaten (Maklerauftrag). Allerdings bieten wir Ihnen eine
 Laufzeit von nur zwei Monaten, mit jeweils stillschweigender Verlängerung um einen 
Monat. So bleiben Sie flexibel und können die Zusammenarbeit mit uns ausprobieren.

5. Professionelles Fotoshoot

Wir machen ein professionelles Fotoshoot Ihrer Immobilie, evtl auch mit Drohnen und Videoaufnahmen. Entfernen Sie nach Möglichkeit persönliche Gegenstände.

6. Erstellung der Anzeige und des Exposés

In Rücksprache mit Ihnen wird das Exposé mehrsprachig erstellt.

7. Versand an vorgemerkte Kunden

Zunächst empfehlen wir, das Objekt nur an registrierte Kunden aus unserer 
Datenbank diskret anzubieten. Bei ausreichender Nachfrage ist der Angebotspreis bestätigt. Gibt es keinerlei Nachfrage ist der Preis zu hoch und muss angepasst werden

8. Veröffentlichung auf allen Portalen

Nach 14 Tagen Off-Market beginnt die Publikation der Anzeige auf allen Portalen. Das Ziel ist hier maximale Reichweite und wir investieren viel um dies für unsere Kunden zu ermöglichen. Eine Liste der Portale finden Sie weiter unten.

9. Besichtigungsphase

Die Besichtigungen beginnen, wir geben Ihnen regelmässig Feedback über den Verlauf und die Aktivitäten.

10. Zusammenarbeit mit anderen Agenturen

Wir kooperieren sehr häufig mit unseren Partnern in der Region. Stellt sich bei Ihrem
Objekt nicht die gewünschte Nachfrage ein, sprechen wir gezielt andere Makler an, die daraufhin ebenfalls Ihre Kundenkartei abfragen. So haben Sie Zugriff auf die 
Kunden aller Agenturen, aber nur uns als einzigen Ansprechpartner. Kommt es zu einem Verkauf unter Beteiligung einer anderen Agentur, teilen wir unsere Provision. Für Sie entstehen keine Mehrkosten.

11. Das Gebot “Offre d’achat”

Abgabe eines mündlichen Kaufpreisgebots und Preisverhandlungen. Bei Handels-einigkeit: Abgabe des schriftlichen Gebots mit digitaler Unterschrift. Sobald das Gebot von Ihnen schriftlich angenommen wird, ist die Immobilie reserviert.

12. Vorvertrag ”promesse/compromis de vente”

Die erste notarielle Beurkundung ca. 1 - 4 Wochen nach Gebot. Wir empfehlen Ihnen
für diesen Termin anzureisen, er ist aber auch auf Distanz möglich. Wir arbeiten mit mehreren deutschsprachigen Notaren zusammen. Der Vertrag ist aber auf französisch.

13. Anzahlung

Der Käufer zahlt die Anzahlung (5-10 % des Kaufpreises) auf das Notaranderkonto, wenige Tage nach Beurkundung, der Notar bestätigt Ihnen den Eingang des Geldes.

14. Cooling-Off Period

Der Käufer hat das Recht 10 Tage nach der Beurkundung ohne Nennung von Gründen
vom Verkauf zurückzutreten. Er verliert seine Anzahlung nicht. Sollte er danach noch
       zurücktreten wollen, würde er die Anzahlung in Höhe von 10% an Sie verlieren.

15. Notarielle Prüfung und Eintragungen

Zeitraum von ca. 2-3 Monaten für alle notariellen Prüfungen, Fristen und Eintragungen, z. B. Prüfung eines ein eventuelles  Vorkaufsrechtes der Gemeinde, Löschung von Belastungen aus dem Grundbuch, warten auf eine eventuelle Kreditzusage des Käufers.

16. Zahlung des Kaufpreises

Sobald der Notar uns informiert dass alle Eintragungen abgeschlossen sind, wird der Käufer zur Zahlung des Kaufpreises auf das Notaranderkonto aufgefordert. Erst  
   wenn der Zahlungseingang bestätigt ist, kommt es zur finalen Beurkundung.

17. Besichtigung & Zählerstände

Gemeinsame Besichtigung der Immobilie einen Tag vor der finalen Beurkundung, Aufnahme der Zählerstände, Klärung letzter Fragen etc

18. Endgültiger Kaufvertrag - ”Acte de vente”

Zweite notarielle Beurkundung: endgültiger Kaufvertrag und Schlüsselübergabe. Es sind
keine Änderungen am Vertrag mehr möglich. Bringen Sie Ihre deutsche Bankverbindung in Papierform mit (zb. Kontoauszug mit Name und Adresse, sowie Iban) damit der Notar Ihnen den Kaufpreis nach Deutschland überweisen kann.

Is it true that prices are being renegotiated so much right now?

Yes, price negotiations are currently common. However, it is important to set the asking price realistically: those who start too high to leave room for negotiation lose the first and often best prospective buyers. Avoid the 'salami tactic' of reducing the price slice by slice!

What taxes do I have to pay after the sale?

When selling a holiday property in France, capital gains tax is generally levied on the profit (plus-value). As an EU citizen, you pay 19% income tax plus social security contributions; higher rates apply to non-EU citizens. The tax is completely waived only after 22 years of ownership, and social security contributions after 30 years. We recommend consulting an advisor specializing in international tax law. Real Estate Transactions in France

After the record year of 2021 (1,177,000 transactions), a massive slump followed: In 2023, the market plummeted by -23% to 869,000, followed by a further decline to 780,000 in 2024 — the lowest level since 2015. The recovery in 2025, with ~945,000 (+11% compared to 2024), shows a clear turnaround.

After two difficult years, the real estate market in France is showing signs of life again. Transaction figures are rising, demand is returning. This is good news — but it leads to a dangerous misunderstanding.

Because the 2026 market is not the 2021 market. We are still in a buyer's market. This means: Supply exceeds demand, buyers have a real choice — and they exercise it with increasing care and patience. Thanks to the internet, buyers are extremely well-informed!

Numerous properties that were valued too ambitiously during the crisis period remain unsold to this day. They are stuck on the market — without viewings, without offers, without movement.

What many sellers underestimate: This is no coincidence, but a psychological pattern. Nobody wants to buy what others clearly don't want. A property that has been listed for months sends a silent signal — and this signal is difficult to reverse.



A late price reduction often no longer helps. The damage has already been done by then: The property has lost its reputation before it even had a fair chance.

The solution is simpler than it sounds: a realistic initial price that corresponds to the actual market. Not your desired price. Not the 2021 price. The price that attracts buyers today — and enables a clean, swift sale.

What to do if your property isn't selling?

Your property has been on the market for months, but there are no viewings? Usually, it's due to one of the following four reasons. The good news: Each of them can be resolved.

Problem 1: Too many agents at once

You've hired multiple agencies to increase your chances. Understandable, but counterproductive. With a simple mandate (mandat simple), no agent knows if their work will ultimately be paid for. Your property slides down their priority list. Many agencies still accept such mandates because they want to fill their portfolio and attract clients for other properties through your listing. Instead of increasing your chances of selling, the opposite is achieved.

Problem 2: The asking price is too high

Of course, you don't want to give your house away. However, an inflated asking price is the most common reason why properties in our region remain unsold even after two years. Today, buyers compare dozens of properties online in just a few minutes. Those who price too high are simply overlooked.

Problem 3: Uneinheitliche und doppelte Inserate

Wird Ihre Immobilie von fünf Maklern auf derselben Plattform inseriert, womöglich mit unterschiedlichen Preisen und Fotos, schreckt das Käufer ab. Es signalisiert: Hier verkauft jemand verzweifelt. Preiserhöhungen zwischendurch verstärken diesen Eindruck zusätzlich.

Problem 4: Die Immobilie hat ein verstecktes Problem

Keine Immobilie ist perfekt. Die Garage ist nicht im Kataster eingetragen, der Pool größer als in der Baugenehmigung, die Sickergrube nicht konform. Wenn solche Punkte erst auftauchen, sobald ein Kaufangebot auf dem Tisch liegt, kann der Verkauf in letzter Minute platzen – gerade bei ausländischen Interessenten die hierdurch verunsichert werden. Geschönte Fotos und Beschreibungen verschlimmern das Problem, statt es zu lösen.

Lösung: Ein Ansprechpartner, der wirklich für Sie arbeitet

Vergleichen Sie ruhig mehrere Makler, bevor Sie sich entscheiden. Aber arbeiten Sie dann mit nur einer Agentur exklusiv zusammen. Vergeben Sie einen Alleinauftrag (mandat exclusif) mit nur kurzer Laufzeit von einem Monat und monatlicher Verlängerung. So bleibt der Makler motiviert und Sie bleiben flexibel.

Lösung: Den Preis vor der Veröffentlichung testen

Sie halten die Markteinschätzung der Makler für zu niedrig? Wir testen einen höheren Preis zunächst diskret an unserer internen Kundenkartei. Reagiert niemand, passen wir gemeinsam an, bevor die Immobilie öffentlich erscheint. So vermeiden Sie das, was am meisten schadet: ein Objekt, das schon mit hohem Preis veröffentlicht wurde, später reduziert werden muss und dauerhaft an Attraktivität verliert.

Lösung: Konsistenz und ein klarer Auftritt

Am wirkungsvollsten ist ein Alleinauftrag mit einem einheitlichen Auftritt. Wenn Sie dennoch mit mehreren Maklern arbeiten möchten, teilen Sie die Vertriebskanäle vertraglich auf, sodass keine Doppelinserate entstehen.
